National trends matter, but real estate is local.Some areas will lose population — others are growing like crazy (look at the Southeast, parts of the Midwest).Construction costs are high, but that also means existing inventory holds value better.Natural disasters are a risk, but good insurance and smart market selection mitigate it.Bottom line: The "easy mode" is over, but disciplined investors will still build serious wealth.

Tenants, "go into Holiday-mode" and start spending disposable income (and racking up their credit cards) on Thanksgiving feasts & trips, Xmas presents & trips, and finally NYE plans.3) Income Tax Refund checks start being received towards the end of February and corresponding, the rental market starts picking up again as tenants payoff their “Holiday Hangovers".4) Spring Fever starts, sometime in April-May, causing both sales & rental markets to start picking up.

I can say this - if your business model is owner-operating rental properties, flipping properties, BRRRR, wholesaling, etc, then you have better odds of finding an angel investor than a grant.

Great news it looks like you have a ton of equity and I'm guessing the one side covers your expenses.If you want to keep it - I'd probably look at the AHA (section 8) route prior to co-living. 3-4 bedroom vouchers should net you more at the end of the day than the co-living model.
