So, subject to refers to a method of financing, while contract for deed refers to a method of sale.

This is the preferred method to use the BRRRR method to use the equity to pull out the next down payment and in some cases a little extra.This could also be good/bad based on the purchase price using "All Cash" or if financing how much down and how long to recoup capital prior to NOI/cash flow.
