If there is nothing in the lease agreement about early termination penalties, normally you can request that they pay the rent until you find a new tenant, but you have to do your best to get a new tenant in place ASAP. 

Using a HELOC to buy rentals is high risk.

You have yourself a phenomenal deal in an A+ area and now you should hopefully have minimal repairs and a well functioning building.
