A few other things I provide:- toiletries for ~1 week- coffee- Netflix and live tv subscription (Youtubetv or Hulu live tv)- lawn and snow removal services- sound machine 3) I would recommend getting smart locks for your exterior doors.

Try not to buy some off brand TV.

I think that VRBO's tech is really clunky, the guest profile skews older and more high maintenance (they just ask more really basic questions - i.e. how does the TV work?

Maybe a really nice outdoor space with tv and fireplace?

Another focused on National Realty Investment Advisors, a New Jersey-based firm with a big Philadelphia property-development footprint that promises large returns to investors on national TV and radio ads.

Nice towels, linen, fully stocked kitchen WITH MICROWAVE, COFFEE MAKER/BAR, good WiFi, decent Smart TV, In-Unit Washer and Dryer is a big plus!

There have been a couple times I was convinced we were getting less than 5 stars (a couple dog hairs found on a bedsheet or a tv remote with a dead battery) but we ended up getting 5 stars and I think it was all those little touches that added up to something greater than the mistake.  

Since the building is already operating as an STR, the upfront "refresh" costs (new linens, fix a TV or two, etc) are low, approximately $20k.

Some TV stations handle that kind of thing too.
