I believe I was placed on this earth to not only create more beautiful spaces, but to make those spaces attainable to the average income.

Maybe the numbers would work for someone else, but my rental standards are a little higher (eg. for me, drop ceilings are alright in a finished basement, not an upstairs bathroom or kitchen.) 

I just finished reading Brandon Turners book, on rental property investing and I am hungry to start searching for a property.

I will frame the future bedroom, but not finish it.

One way I personally manage costs is by being strategic about finishes since those expenses can add up quickly, so if a high-end upgrade isn’t necessary to sell successfully in your market, it may be worth skipping or scaling back.

Then, use heavy duty finish or synteko.It all depends what you want.
