If you are doing a live in flip and can do it knowing you will be refinancing no earlier than 12 months and can cover the HELOC, mortgage, expenses of flipping and any other items that come up (repairs to the other unit, and vacancy) you will be good.

Jobs are offered, keeps the crew eating and feeding their families getting paid, the contractor makes a reasonable profit, his overhead is covered and it allows him to continue operating while he looks for more Granny's to profit off of.Good friend of mine and the family is from a family of residential contractors that build customs or entire subdivisions, been in the business 50+ years, millionaires, he says "I build houses, I'm a builder, it's not hard".
