Whether it's shadowing a project, helping with numbers, or assisting on the ground, I’m eager and ready to hustle.I appreciate any advice, connections, or even just a “hello” from anyone here.

Right now, I’m in learning mode and taking action  but I’d really benefit from having someone experienced in my corner to help me get through that first deal.I’m specifically looking for a mentor or experienced investor who:Can show me the ropes and help me structure real dealsKnows how to secure funding (especially creative financing or partnerships)Wants someone hungry to learn and willing to put in the work (I’ll bring hustle, reliability, and boots on the ground)I’m actively driving for dollars, networking, and studying constantly but I know hands-on guidance is the best teacher.If you’re open to mentoring, JV deals, or letting me shadow/help with your projects, I’d really appreciate the chance to learn and contribute however I can.Thanks for reading feel free to message me or drop a comment!

What would really bolster my confidence would be finding another investor / mentor in our region that I could shadow throughout one of their deals / processes to see many of the ins and outs and various things I can run into. 

Go to a local REIA group and meet with other investors and see if you can shadow the rehab and collect a small fee from the deal as well.

In fact this one moved out under the cover of darkness and while there was some stuff left and damage to address, they are out and we are only short one month rent before we find another tenant. 

It is dark, depressing, and gloomy.

It seems like the Circle meetup has gone dark in the past few months.

We have started to use 24x24 indoor outdoor carpet tile in dark grey.

Unless you can prove beyond a shadow of a doubt that the sellers knew of this and intentionally hid it , your money is better spent on repairs than lawyers . 

Whether it’s shadowing a deal, helping with analysis, or just pointing me in the right direction, I’d really appreciate any guidance.
