This is kind of exactly what was thinking but it’s unconventional and I didn’t know if I was off base for going this route.

The outcome was great except for going over budget.

Any consideration for going into multifamily, or commercial? 

I would guess you are forgoing pretty good appreciation on your duplex for cash flow, and therefore you need to make a pretty healthy spread on cash flow to overcome, what I assume will be, a much, much lower appreciation on midwest/southern housing. 

When I researched appleway which made a lot of news in texas for going under, a simple search on the website saw both partners had very little real estate experience and their "project managers" were overseas VA's....

The list of things in the story that should, like the song said, make you go "Hmmmm" is mind boggling:Potential contact for a referral won't/can't meet in personOpportunity for cost mitigation (the offer to lend money to buy the house that was declined)A renter moves in in July but no rent is received (apparently) through DecemberSold the property on the spot for $15k with no counter or attempt to mitigate lossesI still feel sorry for Sylvia, and I don't mean to diminish her pain, but she was a willing partner in this story.

As for going back to work, I had a very successful investor tell me that you need to have constant cash in the beginning of your REI career.

You get into bed with these big lenders and all the fine print its like the Paul Simon song there are 50 ways to default and they will find one.

I am also forgoing all interest payments I have made on these investments.If Rad truly believes in its own investment model, this should be an easy decision.
