I would guess you are forgoing pretty good appreciation on your duplex for cash flow, and therefore you need to make a pretty healthy spread on cash flow to overcome, what I assume will be, a much, much lower appreciation on midwest/southern housing.

The list of things in the story that should, like the song said, make you go "Hmmmm" is mind boggling:Potential contact for a referral won't/can't meet in personOpportunity for cost mitigation (the offer to lend money to buy the house that was declined)A renter moves in in July but no rent is received (apparently) through DecemberSold the property on the spot for $15k with no counter or attempt to mitigate lossesI still feel sorry for Sylvia, and I don't mean to diminish her pain, but she was a willing partner in this story.
