What I'm worried about is:(A) Not giving them a non-renewal notice and dealing with the eviction process, which could lengthen their stay in the unit.  

For all the kind suggestions about raising my rents or lengthening my mortgage notes....thanks for the suggestions, but I'm not the one doing these deals. 

While my overall debt won't change - I can consolidate it all at a much better rate long-term, and increase monthly cash-flow.Of course, the terms lengthen (to a new, full 30 year) - but I can comfortably pay the difference towards principal-pay down so that the interest over life of the loan comes down.

Using a 2 year lease will not lengthen a tenants stay and will normally result in them having to brake their lease, usually with no notice, which will increase your turn over costs not reduce them. 

This may lengthen your market time and may not save you anything in the long run.Also my experience has been that potential buyers who respond or target FSBO properties do so because they think they will get "a deal" without an agent involved.

This process of bank takeover has lengthened also.

If you take every backup offer that comes in and send it to the lender (assuming it's higher and/or better in some way) it could potentially lengthen and complicate the bank approval process.

Those extra days, if nothing else, will in effect draw out the process and "lengthen" your inspection period.Good luck.

This only served to lengthen the housing foreclosure crisis even more.

But, I believe the time period from NOD (called NED - notice of election and demand here) to the sale has been lengthened and the owner redemption period has been eliminated.Jon
