If they accuse you of fraud or anything similar, my guess is that you will have a very hard time explaining and justifying how you were legit in buying a $320k house from someone for $25k while they were in distress and being prosecuted.If this was me, I'd either stay out of this mess entirely or just pay for the attorney as an act of kindness.

kitchens usually run around 15-20, I havent dealt much in exterior painting but id guess 3k. rooves run anywhere from 6-9k on average you mean kitchen with all materials included?

The lease that I use (and would guess most boilerplates) have a clause about the lease ends in the event of a long term unoccupiable event (fire, for example.)
