If that doesn’t go anywhere, you might want to check your operating agreement (if you have one) to see what it says about property management responsibilities and disputes.If things still don’t get resolved, it could be worth bringing in a neutral third party like a mediator or even talking to a real estate attorney just to know your options.Hope you’re able to get it worked out soon.

treat it like a business transaction. split it by percentage of investment. then if someone is living in it they are paying rent, if someone is managing it they get a mangement fee. treat it as if it was any other partner or third party. do not give credit or more equity for someone doing something, as it typically does not end well especially when expectations are not being met.

that's totally ok and can be successful, again just not sure if those are your motive's and "buy box" where you'd be looking for the service of an agent. again seeming that you are very cost conscious, would highly still recommend you get a 3rd party inspector to any new build.

What I have seen in the past with this kind of thing is a warehouse facility that is used to fund the origination, and then the note is quickly sold either to an SPV consisting of raised investor capital, or to another third-party investment fund/bank that buys for yield, or securitized into a private label mbs/cmbs.
