Now granted if something does go wrong in that a+ property you are not diversified, but i agree people get caught up in door disease and inflate their egos because of their door count. we invest in mortgage notes and I could go buy 500 notes that are low value but instead I would rather have 50 higher quality loans.

If the property moved from the owner-occupant-only phase to the extended phase, it means no one during that first window submitted an acceptable bid (either price was too low, or the financing didn’t line up).
