Without a management system my ability to maximize followup while minimizing slamming everyone with excess/incorrect communications will either be seriously hampered, or cause me to take 5 times more time and energy to handle, and make me want to tear my hair out.I am fortunate because I have a 6.5 month timetable before I actually have to reach a level where I can make a living, and in the worst case I can live on very little while I build things up after that.

Chris Soignier , good idea...but I'm not sure the inlaws will qualify for much being on fixed incomes (Social Security), and I don't want to co-sign unless I have complete control over the money as we're pretty stretched on loans right now...as for the market value observation...I hear ya, but won't work for us since there is another personal issue that hampers that solution.I realize that there are many creative ways to go about it, but I'd like to really hear more on quitclaim legalities before I try another strategy first as it sounds like a clean/quick way to acquire the property...at least at face value anyhow.BJ

I would start with the Safe act and talk to mortgage folks you can't just write owner contracts with Deeds or mortgages without adhering to the new QM rules and such.Rent to own is a glorified rental agreement.. as your lawyer states.In other words you need to be pretty careful creating your own mortgages to those who are going to owner occupy .. this is where the new laws have hampered the seller carry back business in a pretty big way...

Refinancing your present home was a mistake based on your present plans and probably makes more scenes to unload it as it seems to be a financial burden. in addition your personal decisions regarding location, family  and the amount of personal effort you are willing to put into your future plans are going to hamper those plans.
