I would like to know if you have any recommendations for a broker familiar with the cities in the outskirts of the metropolis (maybe Frisco or Lancaster) to help me find my first duplex, triplex, or quad for my first house hack. 

I just closed on a deal in Jefferson Park where the appraisal came back right where we said it would.

Mostly though the challenges faced in the area are what you would expect of any growing, gentrifying historically lower income area on the edge of a teeming metropolis.

@Mat Yuriditsky,We manage over 1,000 units in Jefferson County/the Birmingham metro area, and about 10% are occupied by tenants with Section 8 vouchers.We observe that the majority of our Section 8 units are clustered in one of two general areas.

In my metropolis in Southern Cali, at least, I'll call April 1 for the start of Phase 2 above, and May 1 as the start of Phase 3. 

There's a couple brand new condominium towers in South Park DTLA being built (Metropolis and Ten50).
