Hi there @Leah McNell, I understand exactly what you and your husband are going through, when I started my REI journey my husband and I were stationed in Egypt and it was not an easy road to do on my own, but I did it. 

Builders simply cannot build an SFR under about 325K, unless you go out to Eagle Mountain (AKA Egypt).I would avoid the higher end (500-600K+ depending on the area) unless the discount is really amazing, like 30% or more off retail. 

Most of the surrounding cities around me are rural which I'm a lot less familiar with (in comparison to hustle & bustle of NOVA).I understand the financing, and the financial aspects of the game pretty well.But any help on criteria to identify in multifamily, and how to go about finding deals?

In the hustle and bustle of work, travel, and holidays I accidentally paid the last month rent again, forgetting I paid first and last upfront.

I am in the process of Buying a SFH in the above area and I need to decide between BRRRR or a Flip.
Does anybody have an opinion on the future development of this area?Meir

I stumbled across this portfolio of properties (176 in total, see the spreadsheet) in a bustling area of Milwaukee. 

It's a very comfortable area without the total "hustle and bustle"of our larger neighbors.

Yahweh plagued Egypt and brought the children of Israel out of slavery; He parted the red sea and the death and resurrection of our Messiah all took place during this month.

I want to move near a major metropolitan area because there are many opportunities and it's fun being near the hustle and bustle of things - and I'm sure big cities provide great real estate markets!
