Of course in the old days title would have docs ready a few weeks in advance to allow enough time for the personal checks to clear and get collected.. then they went to cashiers checks because docs were coming last minute ( pretty much how its done these days) but then there was a rash of fake cashiers checks to title companies went to wires.. now there is wire intercept fraud..
