When we sign the lease I give the tenant 12 (or how ever many months the lease term is) preprinted colored envelopes with my company name and mailing address on them.

It does NOT appear to be normal wear & tear.If this was an insurance claim, the insurance company would probably pay to have the whole room carpeted - assuming they'd be hard pressed to match the color given it's faded with age.Be sure you understand your state's SD laws and follow them to the letter!
