There ain't no facial hair.

In preparation for my one year anniversary, I submitted a flyer to the office about a small event celebrating and offering new services (express facials, derma plane and eyebrow waxing). 

If grace period ends on 5th of month, sending a letter offering cash for keys right away sounds a bit rash, especially since if they end up paying, they know they can try to get paid in later months to leave. 

Also you miss the facial expressions that can mean so much.

I am taking the old roof off completely, down to the rafters, installing new plywood, replacing a lot of rafter tails, facial boards, etc....

There are ways (double closing) where you can keep that number hidden from them until closing.However, it is always best to be honest with both parties throughout the negotiation process so there isn't any surprises and rash decisions just before closing.

While practicing, put a mirror in-front of you and watch your facial expression.
