At which point I'd never worry about somebody backing out (although it did happen once, lol) - normally at that point, it would only ever be the buyer who might back out DUE TO the inspection...so if I was you, I'd be a bit irritated by what you are hearing.

The problem with short-term rentals is that cash flow can be inconsistent and despite Costa Del Sol being a tourist hotspot, can turn quickly, really impacting expected IRR.

I use to send out seven letters to the PR's but found my best result for a call backs came with sending three.You will get those folks that call you back with irritation.

Spoke with 4 people who responded to my yellow letters, which I consider a success in itself just because of the response rate I am getting and it is great practice.One was slightly irritated and wants off the list.2 spoke really poor english and were very hard to even figure out what street the property was on or who I was speaking to....one wants off the list and one wants 20k more than the property will ever be worth.One actually seems motivated and the call went really well......I asked the right questions and got the right answers......I go see the property this weekend.I also listened to 2 podcasts, re-read an article about Dodd-Frank and the SAFE act which made me decide that lease options aren't anything I want to do (or even can do) in Texas.

the in control person :) should to be happy to help you because they may have to bear the brundt of it ALL.Try to get a solution who is irritated and offer them to move with no penalty and good report to next landlord. then if that doesnt look like it will work: Say you know I have to say I would like all of you to leave if you are not happy.Here's your notice to move-60 days----Peace out orEvict THAT PERSON AND all of any unknown tenants altogether, As Unknown Tenants.Settle by them all signing a master lease FOR THE WHOLE RENT all tenants responsible as a SECURITY DEPOSIT with respective amounts also individually agreed.Take the girl issue with her alone in the house what did she pay--what portion...offer in court to the judge. after you have filed the eviction on all of them.
