@William Jones  can you expound on your statement that tax liens in SC expire in 7 years.Does this imply that if you do not quiet the title within 7 years of buying the tax lien the lien goes away and you no longer have any interest in the subject property? 

It i seven more dangerous to get people to say they spend $20k for a renovation without expounding on size, age of house, and scope of work included.

Expounding a bit on cap ex, here's a ballpark of what I'd expect to pay for a ~2000 sqft duplex in a C/D area of California's central valley:Roof:  $8,000 every 20 years....$33/monthPaint (exterior):  $2,500 every 10 years....$21/monthCarpet/flooring:  $3,000 every 7 years....$36/monthReplace HVAC:  $10,000 every 15 years....$56/monthAppliances:  $3,000 every 10 years....$25/monthWater heaters:  $1,200 every 10 years....$10/monthThat's $181/month and I'm sure I'm missing stuff (like painting interior every turnover).

@Russell Brazil  let me expound on this a tad as I work as a buyer in both realms high end and utra low value assets.my brokers that feed us the low value assets simply send us an address that's it.. and then if we want it we tell them how much and they write the contract and do the transaction.. and since we only pay cash pretty easy.. buying low value assets and then having to work with financing too boot would be a non starter for most agents that work these and bring good deals.
