Was hoping for an easier solution.We plan on selling the property for $600-$650/sf so any solution that doesn't completely eradicate the smell will not be sufficient.Its a shame though the current hardwoods have great character and are in good shape aside from the smell.

Often this stuff can be easily eradicated with a combination of bleach and water or (better yet) hydrogen peroxide mixed with some water.And, as Adrienne has mentioned, the stuff in the kitchen can be caused by cooking methods of tenants.

You had a water leak, and removed the materials but from the sound of this, you have a mold/mildew problem, and need to address this before sale.Otherwise you knowingly passed on a problem.This must be eradicated or you may well have a legal issue on your hands as well.
