There are critical items such as -Plumbing, HVAC, electrical items, roof repairs, appliance repairs- that you want extremely competent professionals to handle to ensure that you the PM and owner avoid liability and to ensure you aren't shelling money out again for the same issue because you were being cheap the first time.  

Realize also you have ongoing costs for each LLC that you set up, Yearly resident agent fees, possibly fees to have your meeting minutes prepared on a yearly basis, Tax preparation fees for each LLC Shell, and You're 1040, etc...

And as far as this complicated setup that you have envisioned each of those shells has to have independent bookkeeping, and corporate minutes, some of them will probably require tax returns.

One final tip is to store the Notebook files on your OneDrive and make them accessible and synced across devices while still keeping them private.

You can program everything into the calendar and it syncs up to every computer, mobile device, etc.
