If this is happening and was merely left out of your post are you certain this architect is knowledgeable about the local code and permitting process? 

I am pushing hard for over a week to get a signature to extend the close by a mere 11 days.

I used to get irate when I would see or hear some of the things spewed by wholesalers but over the years my temper has calmed as I’ve come to realize the inaccuracies they spread are in most instances not malicious, they merely have such limited knowledge that they don’t know any better.

This doesn’t merely apply to real estate this applies to any business endeavor you pursue.

First, are you sure its a zoning variance you need and not merely a use permit? 

When insurance companies face big payouts for natural disasters, it affects the rates of all of their policy holders not just those in the affected areas although high-risk areas are obviously affected more.

This is different than merely being a certificate holder and have appropriate insurance (builders risk and general liability).
