This is what we use: Purchase price = ADownpayment plus closing costs, furniture, linens, supplies to get going = BYearly Utilities, taxes, mortgage payment, insurance, housekeeping, replacement furnishings and supplies, maintenance and repairs = CYearly Projected Gross Income = DEquity = ED needs to equal or be greater than (B x 10%) + (C x 10%)If A appreciates in time, that's a bonus, but not expected The longer we own it, the more E we have (not sure how to calculate this), also a bonusOur time is a factor that needs to be considered, it is not passive income, it's active.

You're not doing anything new or clever, you're just making my life more difficult because when one of my tenants has a landlord before me that deals with them in this manner, it's hard to build a good relationship with them.To reiterate my previous point, if you lose a hearing where you cannot justify having kept some of the tenant's deposit, there will be some record of that even if they do owe you money for utilities and are subsequently forced to repay you.

I currently own a home that my mother is living in, and while she's covering most of the mortgage my interest rate is very high (nearly 5%) due to a mistake on my credit report at the time of purchase.I'm currently living in Hawaii but moving overseas in a few short weeks (the home is owned FHA as a secondary residence) and with a credit rating in the high 700's I'd definitely like a lower rate.Anyone have any clever recommendations?

It’s always a numbers game in any advertising.As a printer & distributor of bandit signs I’ve not seen a mega drop in people not doing it but I do know that in some markets there are more restrictions and ordinances , so visibility is not long.I think this will work for some and others either won’t do enough to get the number of views to conversions ( calls) .If there are 15 other people in your area doing it , it may not work unless you are more aggressive and have to be more clever with the call to action.
