Here in Florida it is usually some para-legal attending the auction for the attorney handling the foreclosure.

The third para. was telling them that their rent would be going up one month out. 

My sister talked to a para legal who said all three are on the deed, meaning my father is truly still a part owner BUT I am calling another lawyer and my sister has an appointment with her lawyer in August.

A first year agent can tell you the meaning of the Termination Option (Para. 23) in the TREC form and that this provision is all you need to exit a contract legally, morally and ethically.
