Just as I was talking to the owner about having to kick her out because they were disturbing other tenants, they decided to get back together. 

But that is gone now and it has a warning about not disturbing the occupant.

I have no proof but I was certainly very upset and disturbed to find out my house and tenants were not cared for, and felt very much deceived.

This is a disturbing list of issues and yes, you can legitimately be sued.

I have noticed several properties that say do not disturb tenant.  

They want to make sure you aren’t disturbing the community.

Most kinds arent an issue if you know it is there and dont disturb it.

Broken down vehicles, shady visitors, animals appearing, notices from city code enforcement, smoking. partying, domestic disturbances, on and on.Without appreciation, I would have netted nothing really for my 10 yrs of pain and suffering. 

However, the seller is probably nervous disturbing the existing tenants until you have a completed, signed contract and the due diligence period has begun.
