I recently took a refreshers class on mls, so I'd be able to do most mls things within a few hours of being on the job.

If it's not in the budget to fully replace the kitchen cabinets consider painting the cabinets, installing new hardware and counter tops.I am currently renovating 25+ multi family suites per month and can tell you that we are refreshing everything in a unit that is older than the 90's for our clients.  

It is refreshing to see a coach, consultant or mentor giving to communities like this.I agree with that as well.

Sorry if I went on too much but in this business it is refreshing to talk to a principal who will give you all the upside and risks.I still want to find houses that need to sell ASAP to help homeowners,also.

Does anyone have a recommendation for a contractor that could sparkle some wall corners and do touch up paint?

I'll likely be inheriting at least 2 of the 4 current tenants and also have plans to invest a good chunk of money to refresh some of the units and possibly separate gas and electric so they will have direct control over their heat and comfort (and it can be billed directly to tenants).

The equity you built in those three properties are not producing like you would hope so refreshing and purchasing new projects could be a good idea.

I include all my info in there.. refresh it with new info as needed (in this case open house) and keep the ads short and sweet (bullet point the highlights.. eg NEW kitchen, washer dryer, etc).  

You will always need the OTAs to help you build and refresh your email list but over time the dependency will shrink and you’ll create a solid independent direct booking business.
