This split my attention to the point where construction projects suffered while I also started underwriting things through rose-colored glasses which led to me drawing my HELOC to its max of 190k from a starting position of about 70 in just a few months.I also found myself not screening new tenants as well as I should have in order to get properties occupied faster to facilitate refinances that required occupancy, telling myself I had to to lock in those great rates and to pay the HELOC back off.

My wife is on board with real estate investing in the sense, that she's okay if I do it, but she does not want to be an active participant (other than help with the paint colors and design)--it works for us. 

We framed out the ducts with drywall, and painted the same color as the rooms.Some of the heat interruptions this past year have been caused by power outages. 

I get it that the furniture might not fit everyone's desires; someone might want a king size bed instead of a queen, and someone won't like the color of the sofa, or quality of the lamps and entertainment center, etc.  

Only improvement would be a highlighted color-coded map to visualize...

Sounds like an easily executable deal from what you've stated but likely need more color to offer path forward, terms, etc.

Since it will evaluate photos, bonus points if it could look at the MLS and recommend the best finishes and paint colors to maximize the ARV.

When you generate the map, all items with the same group value will have the same pin color.
