@Dan Heuschele I couldn't agree more on being able to pivot and remain flexible and I believe that applies to all forms of investing, and that's kind of funny that you mention that, I've spent a fair amount of time trying to convince my lady to move up to Alaska to take high paying jobs to stack cash (and enjoy the immense beautiful landscape) while we're relatively young.

It is a large part of our monthly entertainment budget, and it brings us immense happiness when we drive it.

Taxes here are sky high but we get good returns with this factored in.Our properties are in an African America section of town that some investors are afraid of.

Yes I'd take a recession I cant see how you would think that being from MI one of the hardest hit states in the country.. the carnage was immense who would want to see that again.. at least as it relates to Detroit metro its finally finding its footing after 15 years of decimation.. cant see how anyone would want bad things to happen again..  

It’s only getting better, pipeline and deal flow is great with immense equity still available.I’m no guru, but I’ve got a mentor and coach who is a RE master, and that’s allowed me to make no mistakes (losing $$) on any deals thus far.
