Unless you have a TON of 'worst case' and buffer built in, you might want to reconsider both of them. 

@Johnny Cheatham, you do not want to allow a tenant's security deposit to go towards their last month rent because that deposit is meant to be a buffer for you if there are damages to the unit that they caused.
