What I am discovering is that perseverance is not measured by ones own barometer, much rather by ones dedication to one's task ahead.

The answer in most cases is perseverance.

It's a great book and gives some exercises and direction for building passion AND perseverance.  

If you have the skills, the resources and the perseverance, you can make just as much money during a recession (if not more) than during strong economies.  

Feel Passion & PurposeThis has been discussed in numerous BP podcasts and articles and I agree that this really is the single most important differentiating factor.People use different terms like grit, dedication, perseverance, overcoming obstacles, etc.

It's the their sole source of revenue stream.They can be reduced with a lot of perseverance and documentation (recent comps, etc.), but it's no where near as easy as Douglas claims (at least in my experience).

Unfortunately not, Gabriel. 1031s are quite strict, and involve equal “equity” deployed in order to persevere the gain deferral.That said, if you’re okay with realizing *some* capital gain on boot / mortgage boot, you can pull *some* cash from the 1031 exchange.

So, you'll need a lot of perseverance and patience.NOTE: this is not a suggestion to break the rules.
