Currently in contract on a deal that ended up appraising for about 14% over what we are in contract for, and I can't even tell you the last time I saw a delta like that on a purchase appraisal. 

You could view the accretive value of a low-interest rate mortgage as the delta between the current rate and par.

Delta canceled it because it wasn't filling up and not worth the fuel expense. 

Being lower risk means that it is more resilient to price drops, or deltas from expected appreciation rate.

We call this the delta or difference.

You said you calculated a delta -$500 per month but remember rents creep up.

Definitely worth it if you can find a sales price where the delta isnt too large from the loan amount.

I would buy their paper that was going to courthouse steps about 30 days before the sale.. so i either got the property if no one bid and it reverted to lender.. or if there was a winning bidder I got the delta between opening bid and what I paid for the note.. the thrift did not want to take title to any RE.

The Delta Build team and Brad did in fact start in June to shave 1 to 2 months off the timeline which is a great testament to their professionalism and confidence of their product as not many builders would float that risk/cost.

The areas I flip in simply have too much demand for a big delta in purchase price to ARV for cosmetic repairs.
