Overall, it's a safe bet it'll rent just fine just don't be crazy expensive for the unit/market and be a good landlord for longevity.

Look back at the title history of properties in cheap markets or and I bet you’ll  see many of them have changed hands every few years. 

Best bet would be to build rapport with the seller so he lets you in on exactly what the end goal is , if you can help him get there creatively, that may lead you down the SF route safely.WIth that established..

But if I was a betting man, I'd bet prices will be higher in 50 years than they are today. 

For Commercial lenders, your best bet will be LOCAL banks who can possibly walk the property with their lending team.
