We've spent about $40,000 updating this house with HVAC, electrical, bathroom, kitchen with the plan of renting to a housing voucher tenant.The home is in a working class area on a quiet block in a quiet neighborhood with many homeowners where modest homes are kept looking nice.There is a potential tenant I am considering, but I am on the fence over whether to accept or not.Positives:-applicant communicates well regarding application process, is open about current living situation-applicant is punctual for all meetings/viewing of house, etc-applicant just received a housing voucher that will cover $1328 per month-applicant home is clean and well-kept (I stopped by to check)-non-smoker-clean background check-applicant has a job with a regular pay check.  1/3 of income covers applicant's portion of the rentNegative:-Over the last year, the applicant has had 5 late payments for which she received eviction notices.

Even so, many of those that have been in arrears had cable tv, cigarettes, beer in the fridge, and a bottle of Crown Royal on a high shelf.

After the fire investigation concluded, it was determined the tenants had accidentally caused the fire due to negligent cigarette use.The home is currently in a condemned state, being renovated and is expected to be completed by November 2025.

I hope you like smokers, because they all smoke like chimneys and have no regard for flicking butts on your property....eventually my parents went on a trip and of course the sober house people had a perfect view of them loading up their luggage, and what ya know after 25 years of not a single crime...they were burglarized, by a homeless junky ******* that was friends of one of the residents or was a previous resident....The sober house operators were ******** and not cooperative....their are more than a few of their patients were loud obnoxious gang banger types, giving the hard stares and intimidation types of attitude.Lastly.... on more a general note... the affordable health care act made some seriously horrible changes to the way insurance can deal with addictions....it used to be that their was a limit to how many sober claims a patient could make, and then the insurance company turned off the tap....now, a patient can relapse as much as they want and the insurance has to allow them back into another sober program...it essentially incentivizes the sober programs to fail, because it assures them a steady flow of repeat customers.Lastly, I found the few sober house operators that I came into contact with, during this time, to be vile phony insurance fraudsters and street urchins, acting like their title made them actual healthcare providers.Just my 2c...and sincerest apologies to the 10%(if that) of the industry that are a really providing a quality and ethical service.

I was hoping to approach this more as a "live-in flip" since most of the trouble is just that the place is nasty (smoker, carpets, etc) and needs a really good cleaning, painting all interior walls and flooring, all of which I think I can handle myself.

Of course she may have lived in Oscoda her whole life and be a little uncomfortable moving to a new place because she knows the neighborhood and has many memories there and Etcetera, but may be a nice car trip over to a new place saying look this is a possibility to live over here and here's where the store is to get groceries, you can buy cigarettes over here, here's the old folks cultural center down the road you could walk there if you needed to.Just pick a place that's low crime and that you can still go visit your friend, not too far away I mean.
