I had the same issue.

People do rent them separately in the neighborhood, but all it takes is one tenant complaint, one insurance issue, or a refinance inspection for it to blow up.

I.e. instead of simply giving an invoice, it is better if they list all the issues and then what specific cleaning was done, using what detergents/ chemicals including the time spent.

One thing I would do is the foundation and the termite, check to see if you list it at market value if you can get someone to buy the place and disclose the issues and give them a credit or meet them in the middle or even 2/3s of the cost and you can save some money and maybe even get the deal to make some money. 

And within 10 minutes received a response saying vendor double billed and a refund will be issued at the end of the week when disbursements are made.
