Its not a painful process at least, but it does need to be done. 

I feel like it would work to charge a small subscription fee to have a company on call, then have a list of tasks they will do at a set cost and let the landlord choose which they would want to outsource. 

It's a huge pain tbh.Third, I wish more brokers actually had proper networks to take deals to.

@Lolo DruffTotally normal to feel cautious here, but Section 8 varies a lot depending on the tenant’s voucher and portion.

Because they will get defensive if they feel you are pressuring them.

I wish I never got into this, feel scammed. 

If not, perhaps offer a 1-year lease at the same rent they are paying now, or let it roll over into a month-to-month.Moving is expensive for both tenant and landlord, and both parties will do what they feel is best for themselves. 

One of my biggest pain-points starting out in New Construction that I sought up people to teach me the process... and like you, I was willing to volunteer my time.
