There are plenty of investors with strong cash flow, solid experience, and good fundamentals who still use seller financing because the property doesn’t qualify for conventional lending, or the timing doesn’t match a bank’s pace, or the deal has hair that a traditional lender won’t touch.

Especially on the uphill side you can dig dry wells and install sub grade downspout drains (perforated white or corrugated drain pipe) that exit to the wells at least 10-15 feet from the house if possible.

I would recommend flip it arround: run your numbers dry (without an actual address) and then know exactly what you are looking for and it changes your decision-making process.
