DSCR loans are designed specifically for investment properties and focus more on the property's rental income potential rather than your personal income, which can make qualifying much easier.One thing to keep in mind: for a DSCR loan or traditional cash-out refinance, the property will need to pass a 4-point inspection (roof, electrical, plumbing, and HVAC systems).

Not the one off developer who might have an option on a development parcel and wants to flip to Lennar ( like I do)  but those in the business of selling fixers ( wholesaling ) must either have a RE license or the NEW LICENSE  which is a Wholesaler license.. to get one you dont need to pass a test or join the board or anything like that..

The people in the WSO are pretty tough on the LPs and perhaps that is deserved but I think we need to help LPs by getting GVT to increase accredited investor standards, both $ net worth, and perhaps requiring people pass a basic financial knowledge proficiency exam, just WOW, i'm sure Ashcroft isn't the only one.....

The last guy I hired - the best of the lot, since half of them either had criminal records or couldn't pass a drug test - burned through an entire year's worth of leave and sick time in less than 3 months, then after being told he didn't have any more time off left called in sick Thursday and Friday w/o pay and quit on Monday.
