And there is a big difference between a German duplex and a Polish Flat - the polish basically moved in their own basement and rented out their house.

That's probably how it will always be and this fact does not reflect on the level of customer service that agents provide, nor is it germane to whether or not an agent is helpful for a buyer in an off market transaction which was the OP's question. 

Also love buying my kids the nicest gear so they can hang with me on the mountain bike trails, rock climbing, backpacking, river running, travelling, martial arts, hunting/ target shooting, circus classes, music and Spanish and German lessons, etc.

I usually drive German SUVs, but every Chinese car I have driven in the last 2 years makes me realize that they are getting ahead in every aspect.

A more controversial example is German support of whatever mess it is that we helped make in Ukraine.
