There are several lots on the current GIS map that are not shown on the one that she has and it looks like it will be complicated to get everything resolved.For what it's worth, my attorney has said that he doesn't think this is going to be fruitful.

If you spend 10 minutes a day looking at what's for sale and selling in your area, at what price, and how long it sits on the market you will know as much or more than anyone else on the planet about the market dynamics of your area in a few weeks to months.

What is your career background in? 

Quick note as @Michael Smythe said, seeing as though your father is the owner of the property, you are not self managing so you would be required to have a brokers license and other business licenses.

He has some, but its definitely a bit more limited but he is the rehab manager and he is excellent at managing the day-to-day.
