I made some money selling items, but in the end had a LOT of things to deal with. 2 30 yard dumpsters, 2-3 dump runs filling a truck, and now have a couple tables, dressers, couch and such littering my storage trailer and at my house.

I am at the landfill this morning unloading some junk from my house ,  The guy next to me is struggling to get a dresser out of his SUV he is around 75 years old  .

One of my mentors found a good deal when she first met her hair dresser.

If you want to set yourself apart, be courteous and professional and respect their time.Their main concern would be people looking in medicine cabinets for drugs and in dressers for jewelry.

Furnish all the bedrooms (Craigslist $100-300 per bed with preowned mattress, buy $10-20 mattress cover, $10 lamp, $50 dresser or nightstand) and provide the kitchens with basic supplies (Walmart $20 4 piece set, $10 silverware, maybe some pots or not, can buy 1 multipiece set and split it between your units)Install Schlage Camelot electronic Door Code locks on the door ($100 Amazon-no lockouts) or a lockbox ($25) with backup keysPost on Nextdoor and Craigslist looking for a “house Mom” / Cleaner who will clean units between guests for $20/turnover.

The pest company told me they will.not spray unless the tenant empty all dressers, throws all clothes on bed, empty cabinets with food,  take almost everything off the floor, plus they kept their dog there while she was in hospital.

I just cleaned one out today, and there was a dresser in the basement with a drawer full of gold coins.

The remaining friends visit regularly, but not necessarily every day.Now I will admit that the people I know are not necessarily the sharpest dressers in the neighborhood.

And all my mattresses get protective covers put on them, as well.Re: furniture, I've gotten some great dressers, coffee tables, etc. at consignment and antique stores, but anything involving fabric/upholstery I'm buying new.  

Someone moves a dresser, or bed, scrapes it, they won't care... sorry, mark my words, accidents happen at any income!
