One potential advantage is to elect to have the operating LLC taxed as a corporation, which is taxed at a flat 21% rate (although if dividends are paid out they are additionally taxed) or an S corporation, where net income is “passed thru” to you individually but no social security or Medicare tax is due.

there ya go answered your own question.you can confirm .. by simply going to the county planning department and walk up to the counter ask to talk to a planner and ask them is there any process to split the lot .. it will either be a yes or no.
