Usually due to the integrity of the property, the first thing you want to do is have an engineer to inspect the property and determine what would need to happen to cure the structural integrity issues of a burnt building and draft new plans in order to get it to a habitable condition

(a) Each sprinkler system required under this section shall:        (1) be installed in accordance with accepted engineering practices that meet the standard for the installation of sprinkler systems in residential occupancies under the regulations of the State Fire Prevention Commission or the local authority with jurisdiction over the enforcement of fire and building codes;        (2) meet the requirements of the current National Fire Protection Association standards; and        (3) be approved by the State Fire Marshal or the local authority with jurisdiction over the enforcement of fire codes.

There are two types of cost segregation study firms1 - One where a engineering professional will stop by the proprety to generate a report based on their findings / research.2 - One where an engineering firm will provide you a questionnaire that you will complete based on your knowledge on the property.There are differences in regards to pricing, timing and quality of the 2 above reports.One may be recommended over the other based on your tax profile, cost of property, etc.Best of luck to you
