Just like any investment option, and particularly with alternatives, you have to analyze qualitative factors like the management team, longevity of the business, track record, and diversification of the assets that make up the DST (ie concentration risk and where they are located).  

I am pro-concentration, but if you're going to concentrate those markets are not the one's to do that in. 

Our frequent scenario will be to arrive at the property to do monthly maintenance on Friday evening and depart on Sunday morning.

It may take some trial and error for you to find trusted contractors and vendors to work with but those things develop overtime and often change frequently.

Turnover is more frequent in MF.

IF I had a heavily CONCENTRATED portfolio I might sell to achieve a theoretically better balance.  

What frequently happens is the lender adds what wouldve been the broker's fee to their own margin and simply makes more on the loan.

The portfolio needs to be highly diversified with no concentration in a few stocks 

Doesn't mean you won't have vacancies, just less frequent - still have to do proper tenant screening though.
