Just bought a property in cabarrus county and turned out the crawl space doesn’t just need a vapor barrier it needs to be incapsulated, with trenches a sump pump and an industrial dehumidifier.

The seller already has given me a good deal on the property due to her being forced to return to NYC for work post-covid (seller is paying $20K out of pocket after overpaying for the property 2 yrs ago, and sellers agent is taking a commission cut to make the deal work).

As far as her being humiliated in front of her kids, well she should get it together and pay her rent, and her kids should understand that when you don't pay rent as agreed you get kicked out of your rented house.

If there is a dirt floor there needs to be a good tight vapor barrier there also or it will keep pulling moisture through the earth.

You can't just always convert an old garage....for example the existing slab must have the proper PSI, vapor barrier, and steel.

At a minimum, it needs to stay dry, which means getting any standing water out (sump pump and french drain), ventilation (moving air will dry out excess humidity), and a vapor barrier over the soil.

Smoking is considered cigarettes, cigars, pipes, hookahs, water pipes, vapes, e-cigarettes, and any other like instrument that produces smoke or vapor, regardless of whether tobacco or other consumables are used.
