The 30 day thingis more or policy for roaches, and bugs that a tenant can attract if they don't keep their place clean (leave food / trash laying around, etc.)

That would be my preference but I still have a W2  i have a W2 job also, and manage 3 properties remotely all with personal communication.looking back at this, I wasnt trying to criticize, but just showing that depending on how many properties you have, you can still give personal communication.

You’re a fresh start, and they might prefer some money now over dragging things out.So while it’s probably not worth hiring a lawyer just to chase the surplus, you still have leverage to work out a better deal on the HOA balance.Best of luck, and congrats on your auction win, even with the headaches, it's often worth it!

A few things that have worked for me and other remote investors:Tap into local investor networks – BiggerPockets forums, Facebook REI groups, and even local property management companies often have “preferred vendor” lists they’re willing to share.Use investor-friendly property managers – Even if you plan to self-manage long-term, hiring a PM for their local contractor network can pay for itself.
