Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

The listing agent may mistakenly be thinking that you want your offer actually presented to the lender(s), and that tends to mess up negotiating the offer(s) already in place.

Or am i mistaken to think that and are these quit claim deeds?

I believe you are mistaken.

If I'm not mistaken, my next door neighbors daughter was forced to just rent her apartment for a full 12 months even if she planned on going home for the summer.  

We've had 2 instances of tenants' doors being broken down - one by the police in a case of mistaken address-identity (the city later reimbursed us for the repair), and one by an alleged robber.

I was operating under the, apparently mistaken, assumption that if I followed the MLS closely I would see all of the homes for sale on the auction sites.

Will, unless I am mistaken, the banks that report people to the credit bureau's can also provide you with that list of 30-90 if they are willing to.If you have a contact with the main office of one you could potentially get that list faster than from the bureau's, if they are willing and helpful to investors.Have not tried this, but the thought seems reasonable.
