Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

We've had 2 instances of tenants' doors being broken down - one by the police in a case of mistaken address-identity (the city later reimbursed us for the repair), and one by an alleged robber.

Will, unless I am mistaken, the banks that report people to the credit bureau's can also provide you with that list of 30-90 if they are willing to.If you have a contact with the main office of one you could potentially get that list faster than from the bureau's, if they are willing and helpful to investors.Have not tried this, but the thought seems reasonable.
