not sure how it works in your state, but here in WI if the agent brings a ready willing and able buyer to the table and all terms of the listing are met, you would ow the brokerage a commission regardless of weather you sold the property or not, to clarify, if your list was $350K and a buyer came in all cash no contingencies at $350K even if you didnt sell to the buyer, the Brokerage is due the agreed to commission,  and if you refuse to pay they can lien your property for it,  at 6% thats $21,000.

He could have sold tax free if married but instead he’s going to ask the IRS for an $80k refund ($500k paid, says he sold for $100k) but again you will ow $250k because you said you bought it for $100k and sell for $1M.

If you bought on November 1 and they calculated interest through December 15 for your purchase price, and you get your deed on November 15 and the taxpayer redeems on December 1, all they ow you is what you paid, because no additional interest will accrue until December 16.You must get the info from ADOR.

Not sure if I would agree that having to send out inspectors and the like is cost effective as I typically advise investors and wholesalers to learn how to properly evaluate rehab numbers on their ow.

Drove back to Houston Wednesday and Thursday.Drove to a wedding Friday, car through fit, rode 100 plus miles back to Houston in a minute ow truck, missed wedding, thinking motor is toasted, it just turned 50k miles Wednesday, but it’s a 2015 Honda so the 5/60 is timed out.
