As for your landlord.... a few years back when I was a newbie landlord I had a small infraction stated in my late fee sentences in my lease and when I went to evict my tenant, the magistrate found in favor of the tenant because of the misapplication of the late fee language.

@Theresa Harris ok, so I set up inspection after a warning letter, discover they still haven't corrected the violation, now I post a notice to comply. if they don't, how do you handle that, straight to a lease violation with eviction notice or do you have a system where theyre allowed so many infractions?

I was just hoping that with so much cushion even with the WORST case scenario 30k wouldn't be terrible.I went online and it said once the issue is resolved, they will have to inspect and a $300 fee would be necessary to remove each infraction AFTER it's been resolved.
