My 'A' tenants are much better than the lower level. 

We agreed to a non-refundable deposit of 5k after we did our due diligence, initiated the AOS and knew we wanted the property.

Based on my experiences of requesting rent increases on dozens of section 8 recipients, the housing organization has always granted a rent increase.... perhaps not at the level I would like but never below the current rate. 

@Keith Torsen Here's my $.02 the fact that you connected with this Realtor on a personal level is a good thing but the fact that you met him at an REI event and that he's relatively new to the business can be assets to you too, he may be hungry and willing to go above and beyond for you.

I've been reading on BP articles for a little while now, but have finally decided to become a more active member with the hopes of establishing some great relationships with you all on both a personal and business level.  

At my level I love BP but don't feel it replaces a good REIA for boots on the ground doing lots of deals, very experienced peers, along with contractor referals and deal help.  

JGBI've got a pretty solid understanding of how to structure a syndication as far as the entity goes and running the accounting and tax side of it would be right up my alley and interest level.

And that's the mental exercise you can go through to see just where your tolerance level is for paying tax vs the deferral route of a 1031.  

Level is well within city code and is played mid day at a level that wouldn't normally bother anyone.  

I am ready to go to the next levelI am getting started with wholesaling.
